How an Interactive Web Application Sold Every Condo Unit Before Construction Began
TL;DR
Above Summit hired me to build a web-based sales tool for the Stratus Residences condominium project in Boston. The application integrated real drone footage from each floor, interactive floor plans, and photorealistic 3D-modeled interiors, allowing buyers to experience their future unit before a single wall was built. The sales team sold every unit pre-construction, raising the capital needed to build.
"Every single person I shared this project with could not believe that the building had not yet been built. This type of realism and interactivity will become the norm for projects of this scale."
The Problem
A large-scale Boston condominium development needed to sell all units before construction began to fund the project. Traditionally, this requires an expensive physical scale model, limited to one sales office, impossible to update, and unable to convey the experience of living in a specific unit.
Why It Mattered
Physical scale models cost significantly more than a digital solution, cannot show individual unit views, and offer no interactivity. Prospective buyers had no way to see their actual balcony view, explore finishes inside their specific unit, or understand how amenity spaces would feel. These are all critical factors in committing to a pre-construction purchase at this price point.
The Solution: Step-by-Step
Step 1: Immersive Drone-Captured Balcony Views
Above Summit captured drone footage from each floor around the not-yet-constructed building so the application could show buyers the real view from their future balcony, at their exact floor height.
- Real drone footage captured at each floor height around the building site
- Buyers could see actual views from their specific unit and floor
- Video integration provided a sense of presence before construction began
- Replaced static renderings with real-world footage for maximum buyer confidence
Step 2: Interactive Floor Plans with 3D Unit Exploration
Complete architectural floor plans were converted into interactive maps. Visitors could click the building exterior in detailed 3D modeling, select a unit, view its floor plan, and walk through photorealistic 3D-modeled interiors.
- Architectural floor plans converted into clickable interactive maps
- 3D-modeled interiors for every unit type, from kitchens to penthouse suites
- Buyers could explore finishes, layouts, and views for their specific unit
- Parking spaces and amenity areas included in the interactive experience
Step 3: Multi-Device Sales Office Deployment
The application was delivered for large-screen monitors, Apple TVs, and iPads in the sales office, giving the Stratus sales team a versatile tool for in-person presentations and self-guided buyer exploration.
- Deployed on large-screen monitors for group presentations
- Apple TV integration for wireless display in the sales office
- iPad version for one-on-one buyer walkthroughs
- Web-based delivery meant zero app store dependencies or installation friction

The Result
The Stratus sales team sold 100% of units before construction began, raising the capital needed to fund the build. The interactive application replaced the need for a traditional physical scale model at a fraction of the cost, the key differentiator for the client.
